Keep our subcontractors sequenced, our schedules on track, our quality tight, and our projects on budget — driving each home from foundation to a clean, buyer-ready closeout.

If you know how to hold a schedule together when a long-lead trade slips, how to make a sub fix it right the first time, and how to hand a buyer a punch-list-free home, we want to talk.

What You'll Own

Scheduling & Coordination

  • Build and maintain the construction schedule for each active project, sequencing trades so no one is waiting on anyone.
  • Manage long-lead items (utilities, trusses, windows, cabinets) so ordering and delivery never become the critical path.
  • Coordinate directly with subcontractors and suppliers — booking, confirming, and holding them to their dates.
  • Run a daily on-site schedule check and escalate slips to the owner within 2–3 days, before they compound.

Quality Control

  • Inspect work at each phase against our standards and code; reject and re-drive anything that isn't right.
  • Conduct pre-walks and final walkthroughs using our checklists.
  • Ensure each home is delivered clean, complete, and buyer-ready.

Punch List & Closeout

  • Own the punch list end to end — identify, document with photos, assign to the responsible sub, and verify completion.
  • Manage closeout so buyer walkthroughs are smooth and sign-offs are clean.

Budget & Cost Control

  • Keep every project within its approved line-item budget.
  • Flag overruns early — you're the first line of defense on cost, not the person explaining it after the fact.
Financial authority: You're authorized to approve subcontractor payments and material purchases up to the amount already budgeted for that line item. Any expense that exceeds a line-item budget, or any cost not in the budget, is brought to the owner for approval before it's committed.

Subcontractor Management & Compliance

  • Serve as the primary jobsite point of contact for all trades.
  • Verify that every sub has current documentation on file (W-9, certificate of insurance) before they start work.
  • Hold subs accountable to scope, schedule, and quality.

What You Bring

  • 3+ years as a superintendent, lead, or foreman on residential construction (new construction / spec building strongly preferred).
  • Working knowledge of the full build cycle — from dirt to final closeout — and the trade sequencing that makes it flow.
  • Comfort managing subcontractors directly and holding firm on schedule and quality.
  • Ability to read plans, catch quality and code issues in the field, and communicate clearly.
  • Tech-comfortable — training provided; willingness matters more than prior experience with exact tools.
  • A valid driver's license and reliable transportation between sites.
  • Bonus: bilingual (English/Spanish), OSHA certification, or prior spec-build experience.

What Success Looks Like

  • Homes delivered on schedule and within budget, with a short or empty punch list at handoff.
  • Subs who show up on time, do it right, and stay accountable because you're managing them well.
  • The owner spending less time chasing trades and scheduling — because you're running the field.
